Some adverts ( ONE ON GOOGLE MAPS ) gives a COMPANY number - not an engineers - and is only qualified for boilers whilst advertising for work on cookers and fires - and they appear to be a genuine national company.
 
DO NOT BE GIVEN THE EXPLANATION THAT "THE COMPANY IS REGISTERED AND I WORK FOR THEM"
WRONG - IT IS THE LANDLORDS RESPONSIBILITY TO CHECK THE GAS ENGINEER IS QUALIFIED.
A COMPANY BEING REGISTERED DOES NOT MEAN THE ENGINEERS ARE QUALIFIED.

Understanding the law for rental accommodation.

If you are a landlord letting a property equipped with gas appliances you need to understand and comply with the law relating to gas safety.If you let a property, you must make sure that pipe work, appliances and flues provided for tenants are maintained in a safe condition.
You need to have a gas safety check every year.
A Gas Safe registered engineer must carry out the safety check in your properties.
You must give your tenants a copy of the gas safety certificate within 28 days of it being carried out or before they move in to comply with the law on gas safety to rented accommodation / lettings.
You are also obliged to show your tenants how they can turn off the gas supply in the event of a gas leak.
Landlords must keep a record of each gas safety check for two years.
 

Annual checks

Landlords are legally responsible for making sure that a Gas Safe registered engineer checks the gas appliances in thier rental properties every 12 months and provide copies of the gas safety certificates to thier tenants.

What does a Landlord Gas Safety Inspection include

A safety check can typically take about 1 to 2 hours, depending on the ammount of appliances in a property.

Gas appliances tests can be checked for
